Precision Steam Cleaning is a family operated business based in rural Chatham county. My wife, daughter and I reside in a small mill village called Bynum, which is located close to Jordan Lake. Being located here allows me to serve many areas which are just a short drive away including Pittsboro, Chapel Hill, Apex, Cary, Durham, Hillsborough, Mebane, Siler City, Sanford and a few other areas.

The way of life in Bynum is a slower pace, in which people are still taught the old town values and ways of treating other people. To this day I still let those values that Grandpa taught me be a huge influence in the way I run my business. Each customer is treated with respect, and given a great job at a reasonable price.

Frequently asked questions

How long will it take my carpets to dry after cleaning?

Usually your carpets will be dry to the touch in less than 2 hours, but we recommend leaving the blocks and tabs under the furniture for 24 hours in case there is any lingering moisture at the base of the carpet.

Why do spots sometimes return several days after having my carpet cleaned?

The phenomenon that causes spots to reappear is called wicking. This happens when a spill has made it"s way to the backing or the padding of the carpet.As the carpet dries the substance will follow the fibers back up to their tips. This can be removed by a very light low moisture spot cleaning with a damp cloth. Then place a dry white towel over the spot. Then place something heavy like a book on top of the spot. As the spot dries again any remaining residue will be absorbed into the towel. We do however use as little moisture as possible to get the carpets cleaned and we never get the padding wet unless we are doing a padding flush to remove pet urine.

Is it safe to clean my wool area rugs?

Yes, we can safely steam clean your wool area rugs.  Being an organic fiber, wool will tend to smell a bit like a wet dog when cleaned. But don't worry, this odor will quickly dissipate as the rug dries. Drying should take no longer than 2 to 6 hours

I have dark lines around the edges of my carpet where the carpet meets the wall. What is this?

This is called filtration soil. It is caused by air seeping in between the floor and the wall. The carpet acts as a filter and catches the dirt and dust in the air. In some cases it can be removed or lightened so it is not as noticeable. To help prevent this condition from becoming permanent, be sure to vacuum the edges of your carpet with a crevice attachment on your vacuum cleaner.

The tag on my furniture says "dry clean only." Does this mean it can"t be steam cleaned?

The informational tags on furniture are there to keep homeowners from attempting aggressive cleaning themselves. Most furniture can be steam cleaned, but it is best done by highly trained professionals. There are things that must be considered such as the PH of the cleaning agent. Dyes in some fabrics must be tested for stability. Many cotton fabrics should be cleaned using a dry foam method to prevent shrinkage.

How often should I have my carpets cleaned?

It really varies depending on how many people you have living in the house as well as pets. The carpet mills recommend having the carpets professionally steam cleaned at least every 12-18 months. Most mills require going no more than 2 years to keep the warranty valid.

Does having carpet protector applied after cleaning really help my carpets stay clean?

Absolutely. When carpet is manufactured the mills do an excellent job of applying protector to the carpet. It does eventually wear off, especially in high traffic areas. Having the protector reapplied after cleaning keeps dirt and soil from attaching to the fibers so that it can be vacuumed easily and it also helps prevent spills from becoming permanent. We prefer to use a product made by Dupont called Bridgepoint Maxim which has acid dye resistors in it. This protects the carpet fibers from the inside out instead of just coating the outside of the fiber.

Will there be any strong smell left after cleaning?

Carpet Steam Cleaning

Clean carpets that look and feel like new

Before cleaning your carpet, we go through the areas to be cleaned and do a pre-inspection. This allows you to point out any problem areas that may require extra attention. Then we do a thorough vacuuming of the carpet, as dry dirt is much easier to remove then when it is wet. This allows the cleaning to be much more effective. Then we apply an all natural pre-conditioner to the carpet to break the bond between the soils and the carpet. After allowing the pre-conditioner to do it’s job, the carpet is ready to be steam cleaned. For this we use softened water which increases the waters ability to fully remove soils. We use a very controlled amount of water in order to get your carpets dry in a timely fashion, accompanied by a good dry stroke to make sure that your carpets are only damp to the touch.

If any spots remain after normal cleaning we determine the best way to remove them and use the proper spotter and removal technique. At this time any furniture that was moved will be put back in place and blocks or tabs will be put under the legs to prevent any wood stain or rust from getting on the carpet. Now the carpet is ready to have protector applied and then groomed to stand the pile up. That will speed up drying and give the carpet a finished look.

The carpets should be dry to the touch in around 2 hours, but it is recommended that you leave the blocks and tabs under the furniture for 24 hours.

Upholstery Cleaning

Gently cleaning your upholstered furniture

Most people look at the tag on their furniture and see that it says “Do not wet clean.” This tag is there to keep the homeowner from damaging their own furniture. Most furniture can be wet cleaned or steam cleaned if done properly by a trained professional. The furniture cleaning process involves a careful pre-inspection and pre-testing before it is cleaned to be sure that the best and safest method of cleaning is used. It is important that we first try to identify the type of material used in making the fabric. This is done by removing a piece of fiber from an inconspicuous area where there is some extra fabric. The fabric is then taken outside and burned to see what it is made of according to our burn chart.

We then must test our cleaning solution on a hidden spot to make sure that the dyes in the fabric are stable. We do this by applying a small amount of cleaning solution to a white towel and then pressing the towel against each color in the fabric to see if there is any color transfer. If there is any transfer we may try to set the dyes with a low PH solution called “Dye-loc.” We then retest the dyes. If there is still dye transfer we may then decide to test a dry foam shampoo on the material. If we still feel it is not safe to clean the fabric we will inform you of the situation and proceed no further. This is very rare however.

To clean the piece, we lightly mist on a safe, mild cleaning solution and gently brush it with a horse hair brush. We then hot water extract it and rinse using clear, softened water with a low moisture upholstery cleaning tool.

A normal size couch takes about an hour and 15 minutes to clean properly. Chairs take anywhere from 15-35 minutes depending on their size.

Deodorizing

Deodorizing makes everything clean and fresh again

Odors have a way of getting in our homes by way of pets and a variety of other sources. The main odor we get called on to remove is pet urine.

In most cases the pet urine will seep all the way down into the padding of the carpet. If this happens, in order to completely remove the odor, the source of the odor must be removed.

This is accomplished by saturating the contaminated area with a rinsing agent and using a tool called a water claw to suck the rinse agent and the urine out of the padding. This can be done without removing the carpet.

We then saturate the area with a deodorizor that changes the odor molecules into non odorous molecules. At this point we extract the deodorizor from the padding using the water claw and rinse the area thoroughly to prevent any sticky residue from attracting new soil to the surface of the carpet.

There are some situation that only require that the top of the carpet be treated for odor such as wet dog smell or odors that are in the home from various sources.
